About Clipper Estates
The subdivision is currently zoned “PUD”. PUD zoning allows the developers
the ability to place minimum building restrictions on all lots being sold.
Also, the Architectural Review Committee approves/monitors all homes before,
during and after construction. The first six (6) single-family phases, have
been completed with only a few lots remaining for sale. Phase 7B, Cutter Cove extension, was recently completed. This phase has sixteen (16) lots, with fourteen (14) of those lots already sold. The west side of Cutter Cove overlooks a beautiful 27 acre lake with a wonderful view of the sunset. The east side of Cutter Cove overlooks an enormous canal directly across from Vela Cove. The minimum living square footage is 2350 ft. with the average lot price of $115,000 and the average lot size of 85' x 140' Phase 8, Clipper Island Road, is also currently under construction. This phase has twenty-three (23) lots, all of which are located on a dead end cul-de-sac street. Currently seven (7) lots remain for sale. Half of the lots are located on the south side of the street giving the land owners a spectacular view of Lake Pontchartrain, while the north side of the street has wonderful views looking down several long canals. The minimum living square footage is 2350 ft. with lot prices starting at $124,500.
All restrictions have been modified to ensure each phase is unique onto
itself. They include raising/lowering the minimum building square footage,
size of boat docks and the uniformity of the placement/type of mailbox. Most
of the entrance ways/green space is or will be comprised of a fence
surrounded by an elaborate garden that runs continuously alongside the
waterways. These amenities along with a plethora of palm trees and exotic plants throughout the entire subdivision add a Mediterranean theme to this unique, waterfront development. All lots in Clipper are less than ten (10) minutes to Lake Ponchartrain by boat. By automobile, downtown New Orleans is just twenty-five (25) minutes and merely forty (40) minutes to the Gulf Coast. |
